When Troy Sapp became a licensed REALTOR® in 2018, he wasn’t simply starting a new career—he was fulfilling a dream that had been years in the making.
Following a life-changing event, Troy made the decision to stop putting his goals on hold.
“Life is short,” Troy says. “I decided to get my real estate license and just follow my dream.”
That decision quickly proved to be the right one. Within 30 days of becoming licensed, Troy closed his first transaction. Since then, his business has continued to grow almost entirely through referrals and repeat clients; a testament to the trust he builds with every buyer and seller he serves.
Serving Richland County and communities throughout North Central Ohio, Troy has earned a reputation for putting his clients’ best interests first. Whether helping first-time homebuyers, growing families, investors, or sellers preparing for their next chapter, he believes every client deserves the same level of attention, honesty, and commitment.
“I don’t care if somebody’s buying a $70,000 home or a $2.5 million home,” Troy says. “I’m going to treat you the same.”
Troy especially enjoys working with first-time homebuyers. He understands that purchasing a home is one of the biggest financial decisions many people will ever make, and he takes pride in making sure his clients feel informed and confident every step of the way.
His background in mortgage lending gives him an added perspective that many buyers find invaluable. From explaining loan programs and monthly payments to discussing refinancing opportunities and long-term homeownership strategies, Troy focuses on helping clients make decisions that benefit them well beyond closing day.
Rather than simply opening doors, Troy looks at every property through the eyes of an advisor.
“A good real estate agent knows the market and can see things the client may not,” he says. “It’s important to look beyond the price and consider the condition of the home, the mechanicals, and the long-term investment.”
That educational approach has become one of the hallmarks of his business. Whether it’s pointing out costly maintenance concerns, helping clients understand financing options, or offering practical budgeting advice, Troy believes informed clients make better decisions.
Outside of real estate, Troy serves as an Operations Supervisor while remaining deeply involved in his community. He coaches middle school girls basketball, serves on his church’s Board of Trustees, sits on the Avita Health Foundation Board, and has previously served on city council. Together, he and his wife are actively involved throughout the community while raising their two daughters in Ontario, where family, education, and community continue to be central to their lives.
Known by many as “The REALTOR® Who Never Sleeps,” Troy has built his reputation on being available when his clients need him. From accommodating late-night showings around work schedules to staying in touch long after closing, he believes his responsibility doesn’t end when the papers are signed.
“Once the transaction closes, that doesn’t mean it’s over,” Troy says. “If my clients have questions, they can call me anytime. If I don’t have the answer, I’ll find it.”
